Area median income is the middle income in the area: half of households earn more, and half earn less.

  • Be a U.S. Citizen or permanent resident (this includes a co-applicant and spouse).
  • Household income at or below 80% of area median income.
  • Be a first-time homebuyer (no home owned in the past three years).
  • Live in the home as your main home for an affordability period.
  • Finish an 8-hour homebuyer education course.
  • Qualify for a 30-year fixed-rate mortgage of at least $100,000.
  • Liquid assets of $30,000 or less (savings, stocks and similar).
  • Adults must be current on child support, and no household member can be a registered sex offender.
