• Permanent resident card
• Employment authorization card or tribal document
• Proof of where you live now: property tax statement
• Record of ownership
• Signed lease
• Utility bills (at least quarterly) or renter's or homeowner's insurance
• First-time homebuyer education certificate (good for 12 months)
• Or an agreement to take a course before closing
• Lender letter (pre-approval is best, pre-qualification is accepted) or other proof of where the purchase money comes from
• Verification of Employment form filled out by your supervisor or HR for every W-2 job
• Including seasonal jobs (good for 60 days)
• Two most recent pay stubs for every current job
• Two most recent years of federal tax returns with all forms and schedules
• All W-2s from current employers and the W-2s behind your latest tax return
• If self-employed or a 1099 worker: business description
• Colorado good standing certificate
• Local business license
• Two years of profit and loss statements
• Current balance sheet
• Other income: annual Social Security
• Disability or VA letter
• Divorce decree or settlement agreement for support payments
• Investment statements with tax returns
• If assets are tested: the last 3 months of statements for every savings
• Checking
• Investment account and debt (or quarterly statements) for every adult
