Household income at or below 120% of area median income.
U.S. Citizen or permanent resident (includes the co-applicant and spouse).
Pre-approval letter from a lender dated within the last 120 days.
Certificate from an 8-hour homebuyer education course by a HUD-approved agency.
A new home contract from one of the program's builders.
Debt-to-income ratio (monthly mortgage payment plus monthly debt divided by gross monthly income) cannot exceed 45%.
